Markets.  The global economy cannot accept a higher interest rate framework.  Shorter term rates may rise, but longer term rates will probably not rise.  Bond mutual funds will not return extraordinary amounts, but will not hurt you.  We are swimming in oil.  We are at full capacity in storage.  But we need extraordinary amounts of CapX in spending to maintain these levels and if it does not happen, then oil prices will recover.  Preferred shares: we are headed for an arbitrage in the industry.  In 2016 we will see health double digit returns.

Stock vs. Stock.  EXE-T vs. CSH.UN-T.  EXE-T is more into nursing homes.  CSH.UN-T is more focused on retirement care, which is privately funded.  He would not be adding to it right now.  EXE-T looks like it is trading at a slight premium to its NAV.  CSH.UN-T is affected by the 4.5% cap rate that another was taken out at.  It would have room to move in the case of a takeover, but is trading rich relative to other REITs otherwise.

It is primarily in Quebec, Quebec City.  They have had some issues with debt which were corrected.   A lot of real estate in Canada is trading at a 25% discount. He would not sell down here, but he does not know what is the catalyst to move them higher.  It is a slow recovery.

Has been under pressure.  It is because of the decline in the valuations for office space in Alberta.  About 40% of their leasable space is in Alberta.  He is not worried about a dividend cut.  Real vacancy rates he thinks are much higher than published, for office space.  He thinks it is 25%.

It has its roots in the cheque printing business, but has diversified away from that.  They provide a lot of technology for many of the regional banks in the US.  They have been a consolidator, but those have come under pressure.  There are concerns as we need to get more clarification.  Next Feb. we get another release of earnings.  Insiders are buying their stock so that is a good sign.

This one is also office properties, but is Germany and other parts of Europe.  It is trading at a 25-30% discount to NAV and so it is a good time to buy it, except that there is probably softness in the Euro in the future and occupancies issues that will be solved within 24 months.  He does not think they will have to cut the dividend.
